The only constant is change
Buying a new home can be a daunting experience in an unpredictable market. Dean McGuigan from Golden Homes sheds some light on how to keep things under control.
For home buyers and property speculators, the constant bombardment of information released by the media can be unsettling. There’s a lot of talk about making the most of market conditions and timing your move around that alone. Ask yourself, what is relevant to me and my situation, and what do ‘I’ need to be concerned about?
The exposure to new facts and new figures is almost a daily occurrence at the moment. To work out what they all might mean when put together can only be a predictive guess.
Many subjects can be measured, and where they are measured, we can establish patterns of change; however, what cannot be measured, is the human emotion around property purchasing.
Once you have everything lined up and have a clear idea of what is achievable, you might expect the process of buying to be relatively simple. However, buying a new house is very emotional. That’s a factor that many buyers don’t fully prepare for and there’s a risk of becoming emotionally attached to a home that doesn’t tick all of the boxes or simply paying too much for a home that does.
This is not a speculative decision; the emotions are guaranteed. This is about the only thing in the property market right now that will not change!
Picture yourself in your new home, and relax in the comfort of the thought that there are many influences beyond your control and many more that may not even apply to your individual situation, so they are not worth worrying about along the way.
Try to remain positive and don’t get caught up in everyone else’s five cents worth on what ‘your’ situation needs to look like. There are plenty of great opportunities in the market. Do your own research, take advice from professionals along the way, and move forward in a timely fashion.
With so much unsettling and overwhelming information being thrown around, my advice would be to stay on track emotionally, stay true to yourself, and focus on the end goal.
